Kitchener furnace replacement by type of home
A furnace replacement in Kitchener is shaped by when your house was built. The furnace is the same; what it connects to isn't.
Victoria Park, Mount Hope and downtown. Older homes here may still have a mid-efficiency furnace venting into a brick chimney, or ducts added decades after the house was built. Every new gas furnace sold today is a high-efficiency condensing model vented in plastic through a side wall. That can leave a gas water heater alone in a chimney that's now too big for it, which usually means a liner or a new water heater. Condensing furnaces also drain water, so we need a floor drain or a condensate pump nearby.
Stanley Park, Victoria Hills, Forest Heights and Laurentian Hills. Postwar to 1970s homes have usually had a furnace swap already, but the ductwork is original. We measure static pressure and often enlarge a return or fix a choked trunk during the install. Skip that, and a new furnace overheats and wears out early.
Grand River South, Huron Park and older Doon South. Builder-grade furnaces from the 1990s and 2000s are now reaching replacement age. These swaps are usually simpler, but sizing matters: builder furnaces were often oversized, and a smaller, two-stage unit often heats these homes more evenly.
Rentals, Kitchener Utilities and rebates
Rented furnace? Many Kitchener homes have furnaces rented from Enercare, Reliance or other providers. Before you replace one, you need to know the buyout amount in your contract. Our rent vs buy guide explains how buyouts work and how to compare the real cost of owning.
Kitchener Utilities gas. Most Kitchener homes buy natural gas from Kitchener Utilities, not Enbridge. That doesn't change the furnace or the installation, but it can change your rebate options. Some gas-side incentives in the Home Renovation Savings Program are tied to Enbridge accounts, while Save on Energy's electric-side rebates are open more widely. Kitchener Utilities has also run its own offers. Check current eligibility for your address in our Ontario heat pump rebate guide.
Dual-fuel option. If your AC is also old, pairing your new furnace with a cold-climate heat pump lets the heat pump cover most of the year and the furnace take the coldest nights. That's where most rebates are.
What a new furnace costs in Kitchener
In Waterloo Region, a standard high-efficiency gas furnace typically runs somewhere around $5,000 to $9,000 installed. Variable-speed or modulating models, chimney liners, duct changes and hard-to-reach basements push it higher. These are typical market ranges, not our prices. Your quote depends on the furnace, venting, ducts and the specifics of your home.
See our furnace replacement cost guide for what drives the price. Financing is available.
Your water heater and the chimney
In older Kitchener homes, a furnace replacement often affects the water heater. If both used to share the chimney, the water heater will be left venting alone once the new furnace moves to plastic side-wall venting. A chimney sized for two appliances can be too big for one, so it may not draft properly.
The fix is usually a chimney liner or switching to a power-vented or high-efficiency water heater. If your tank is rented from Kitchener Utilities, Enercare or Reliance, talk to the rental provider about the change; Kitchener Utilities has offered on-bill credits for upgrading to a condensing model.
